Nearly every conservatory survey we attend starts with the same sentence: "it's too hot in summer, too cold in winter, and we can't hear ourselves think when it rains." Here's the good news — the conservatory itself is rarely the problem. The frames are usually sound, the base is usually fine, and the doors still work. It's the roof. A thin sheet of polycarbonate or old glass overhead does almost nothing to hold heat in during a Suffolk January, and even less to keep it out in July.

A warm roof fixes it properly. We fit the Eurocell Equinox system: a lightweight, fully engineered solid roof where the insulation sits directly beneath the tiles, achieving U-values as low as 0.15 W/m²K — around ten times better than the polycarbonate it replaces. Inside, you get a plastered and skimmed ceiling with downlights, or a tongue-and-groove finish if you prefer. Outside, a proper tiled roof that looks like it was always meant to be there. It goes onto your existing conservatory — same frames, same base, same footprint — and it's usually watertight within a day.

The Bit Other Companies Don't Mention

Right now your conservatory is exempt from Building Regulations, because its roof is translucent. Put a solid insulated roof on it and that exemption ends — the work becomes notifiable, and Building Control approval is required. That isn't a technicality to be dodged. It's how you prove the roof is safe and legal, and it's the certificate your solicitor will ask for the day you sell.

  • We survey the structure first. Frames, eaves beam, dwarf walls and foundations — checked for movement before we quote, not after we've taken a deposit.
  • We make the application. Plans, structural calculations and thermal performance, submitted and managed on your behalf.
  • We meet the inspector. Our fitters have done this hundreds of times across Suffolk. You don't need to take a day off work.
  • You get the completion certificate. Handed to you at the end, included in the price — never bolted on as an extra.

A word of caution: if a quote you've been given is dramatically cheaper than ours, this is usually what's missing — or it's a "clad-over" roof that goes on top of your old one. Those add weight without addressing the structure, rarely pass Building Control, and are a well-known source of condensation and creaking. We won't fit one.

Every Equinox roof is manufactured to your conservatory's exact measurements, and your Building Control application runs alongside it, so our standard timeline from final survey to the start of installation averages 10 to 12 weeks. On site it moves quickly: the old roof off and the new roof on typically within 2 days — weathertight every night — with plastering, electrics and finishing usually wrapping the whole job up in around 5 working days.

Please note: This is an estimated indication. If you require your new roof sooner, please discuss this with us during your survey—we will always try to accommodate if possible. Likewise, timelines can occasionally be extended where structural strengthening is needed or for highly bespoke designs and specialised finishes.

What is a warm roof, and will it really make my conservatory usable all year?
A warm roof is a solid, fully insulated roof where the insulation sits directly beneath the tiles, so the room below stays at a steady temperature instead of swinging from greenhouse to fridge. We fit the Eurocell Equinox system, which achieves U-values as low as 0.15 W/m²K — for comparison, an old polycarbonate roof is around 1.5, roughly ten times worse. In practice that means no more shutting the door on the room in July and August, no more fan heaters in January, and a great deal less noise when it rains. Nine times out of ten the sentence we hear on survey is "we just don't use it" — the roof is almost always the reason.
Can my existing conservatory frames and base take a tiled roof?
Usually yes. The Equinox system is built around a lightweight aluminium frame with lightweight tiles precisely so it can be retro-fitted to conservatories that were originally designed for glass or polycarbonate. But "usually" isn't "always", and this is exactly what our survey is for. We check the frames, the eaves beam, the dwarf walls and the base for movement, cracking or inadequate foundations before we quote. If your structure needs strengthening we'll price it; if it genuinely isn't worth building on, we'll tell you that instead of taking your money. Please be wary of any company offering a clad-over or wrap-over roof that goes on top of your old one — they add weight without addressing the structure and rarely pass Building Control.
Do I need building regulations approval to replace my conservatory roof with a solid one?
Yes — and this is the single most important thing to understand before you buy. Your conservatory is currently exempt from Building Regulations because its roof is translucent. Swap that for a solid insulated roof and it stops being exempt: Building Control needs to approve the structural loading on your existing frames and foundations, the thermal performance of the new roof, ventilation and any electrical work. We handle the entire application and inspection process for you and hand you the completion certificate at the end — the document your solicitor will ask for when you sell. If a quote you've received is noticeably cheaper than ours, this is very often the part that's been left out.
Won't a tiled roof make the room dark?
It's the most common worry and the easiest to solve. The Equinox system takes roof windows and fully glazed panels, so you keep controlled daylight and a piece of sky while losing the glare and the heat. Most of our customers fit one or two roof windows, and nearly everyone adds LED downlights in the plastered ceiling. Our surveyor will look at which way your conservatory faces and what's around it before recommending anything — a north-facing room in Woodbridge and a south-facing suntrap in Felixstowe need different answers.
How long does a replacement conservatory roof take?
